If you had asked me years ago where I thought my real estate career would take me, property management probably wouldn't have been my answer.
I began behind the scenes, working alongside a real estate broker and sales team that specialized in multifamily properties. One of my primary responsibilities was preparing detailed rent surveys for apartment owners who were buying, selling or evaluating their investments.
At the time, I thought I was simply comparing rental rates. Looking back, I was learning something much more valuable: how apartment investments perform.
Every property told a story. Some outperformed expectations. Some struggled despite strong locations. Some created measurable value through thoughtful improvements, while others missed opportunities because no one was paying close attention.
Somewhere along the way, I realized I wasn't fascinated by selling apartment buildings. I was fascinated by understanding what made them successful.

That realization eventually led me to accept an opportunity as the on-site manager of a 30-unit apartment community in National City.
For the next eighteen months, I experienced every side of property management firsthand: resident communication, maintenance coordination, vendor relationships, turnovers, lease enforcement, unexpected emergencies and daily problem solving.
Those experiences taught me that property management isn't simply about reacting when something goes wrong. It's about creating systems, building relationships and making thoughtful decisions that prevent problems before they happen.
By the time ownership sold the property, they had realized more than $1 million in additional value compared with what they originally paid.
Great property management doesn't simply maintain an investment. It helps improve it.
Chapter Three
“Every recommendation begins with one simple question: What would I do if this were my own investment?”
One day, I hope to own apartment communities here in San Diego. That goal shapes how I approach every property I manage today.
Would I spend the money? Would I recommend waiting? Does this decision improve the property five years from now, or does it simply solve today's problem?
I believe owners deserve more than someone who responds to maintenance requests and sends monthly reports. They deserve someone who understands the investment itself.
Owners don't need more paperwork. They need confidence that someone is paying attention and making decisions with the property's long-term success in mind.
